Lets Inventory have a reputation for accurate attention to detail without the waffle!

Reports are easy to read. They are professional, accurate and detailed summaries to protect the position of both Landlord and Tenant.

An INVENTORY comes in three main forms:

  • Full Inventory - the Make
  • Check Out report
  • Check In report

THE INVENTORY MAKE - Residential

The main inventory. It is a record of furniture, fixtures and fittings and their condition. It is not intended for valuation purposes.

Bound copies are provided for signature, for retention by Landlord, Tenant and Agent. A copy for file purposes is stored on Lets Inventory computer data base for future reference.

The Inventory is on a room by room basis covering:

  • door
  • ceiling
  • walls
  • flooring
  • woodwork
  • windows/glazing (internally)
  • curtains
  • lighting/electrics
  • heating
  • furniture/fittings

THE CHECK OUT - Residential

A typewritten summary showing inconsistencies with the Inventory Make at end of tenancy. It highlights any dilapidations or landlord's maintenance.

Defects, if any, are separated as to Landlord or Tenant, for which there may be a liability. Items which fall within Fair Wear & Tear are also included.

A copy of this Check Out is provided to Landlord, Tenant and Agent.

THE CHECK IN - Residential

A typewritten summary stating the condition of the property at commencement of tenancy.

A copy of this Check In is provided to Landlord, Tenant and Agent.

THE SCHEDULE OF CONDITIONS - Residential

A handwritten summary returned to the agent promptly for file retention (Check In) or for immediate cleaning/maintenance requirements (Check Out).

The handwritten Schedule of Conditions will be signed by the tenant (if present) at the commencement or termination of tenancy. It is an agreed statement of cleanliness i.e. clean, required (light) wiping, required (light) cleaning, or required degreasing.

A typed more formal Schedule of Conditions will be appended to the more detailed report (whether Inventory/Check In/Check Out). It will also show meter readings and where these are located as this is vital information.
