An inventory will reflect the condition of a property at start of tenancy so that this condition can be compared with that found at end of tenancy; it will be a clear reference point as to whether a property has been well looked after or not during that tenancy. The inventory is, in effect, a snapshot of the property at the time it is compiled and as such it should be undertaken as close as posible to the beginning of the tenancy. It is used to assess the state of the property in the future.

Any tenancy agreement will provide for fair wear and tear during the tenancy and will also make the tenant liable for any breakages, missing items or damage to the property which are in excess of fair wear and tear. The report consists of two columns. The first column describing the item and the second column showing any defects or whether it is new or used.

The Inventory would include items such as:

  • BATHROOM(S): WC, shower / screen, bath, wash hand basin, tiles, flooring, etc.
  • KITCHEN: oven, hob, extractor, fridge, freezer, washing machine, dryer, microwave, dishwasher, tiles, crockery, etc.
  • BEDROOM(S): mattresses, wardrobes, etc.
  • GENERAL: electrical appliances, woodwork, carpets/flooring, furniture, curtains, patio garden/balcony, windows etc.
  • KEYS & READINGS: gas, electricity, water
